Services Overview

The Norfolk Southern Real Estate Department offers you many services for real estate leasing, sales, and property access. Please use the links in the table below to learn more. Each link will direct you to the proper contact or a package with instructions and an application form. One of your first steps is to determine if the property in which you are interested is Norfolk Southern property.

Assignment	Lessee is selling business or changing corporate name.
Billboards	License a new billboard site or install an advertising sign.
Code Enforcement	Expenses for mowing grass/weeds, lot cleanup, demolition, plumbing, etc.
Document Request Services	To request a change of billing address or a copy of your agreement, license or invoices.
Farm Lease	Acreage of 15 to 200 acres for farmland.
Fiber Optics	Installation of fiber optics as well as wireless arrays on 375 already established microwave towers.
Land Lease	Lease land for various purposes including: commercial sites and industrial plants; private use; beautification or gardening; agricultural purposes; cellular or microwave towers; retail business; mobile home; and security fences.
Natural Resources	Leases for natural resource extraction such as coal, natural gas, oil, and minerals.
Parking	Lease application specifically for commercial parking needs.
Pipeline or Wireline Crossing	Pipe, wire and utility occupations on, over and under Norfolk Southern's property and facilities.
Property Access	Right of Entry for field inspections; digging; drilling; surveys; soil samples; monitoring wells; environmental monitoring and remediation; or NS requested work.
Private Crossings	Vehicular/pedestrian/bicycle access over NS tracks.
Sales	Purchase property you have determined NS owns or controls.
Sublease	Request to lease or rent all or part of a leased property to another person/party.
Terminations	Has the time come to terminate your business relationship with NS?

Norfolk Southern reserves all rights, including (but not limited to) the right to determine the terms and conditions of any sale, lease or license, and to withdraw property from consideration for sale or lease all at Norfolk Southern's sole and absolute discretion. The submission of an application does not authorize use or occupancy of NS property. No verbal authorization is valid. Exact fees and insurance requirements will be forwarded after the application has been reviewed and approved by NS.
